The short answer. Seton is southeast Calgary’s urban centre around the South Health Campus and the YMCA. A lot of the housing is only a few years old. A good agent checks remaining builder warranty, compares new-build against resale, and explains the mandatory homeowners' association fee. Seton sold 250 homes from October 19, 2025 through October 15, 2026 — more townhouses and apartments than detached. I live in McKenzie Towne.

What a good Seton realtor should know

1. Newer product. Builder, year, layout, and condo vs townhouse vs laned detached all move value. Compare like with like — Seton is not one product.

2. Builder warranty. On a house that is a few years old, ask what warranty is left and what deficiencies were already punched. A resale is not a showhome.

3. The HOA fee. Seton’s homeowners' association is mandatory. Confirm the current amount. Condos layer a condo fee on top.

4. The location. Hospital, YMCA, shops, Deerfoot, and Stoney are the reason people buy here. That does not mean every Seton street prices the same.

Living in Seton

Seton is Brookfield’s urban centre for the southeast — hospital, YMCA, library, shops, and housing in the same few blocks. Only about 3,590 people lived here at the 2021 census. It has grown since. Townhouses and apartments make up more of the sold file than detached. New phases are still coming.

Schools. Joane Cardinal-Schubert High School (CBE, Grades 10–12) is in Seton. A Catholic high school (St. Carlo Acutis) is under construction. Younger students currently go to nearby communities such as Auburn Bay and Mahogany. Check the finders for the address.

Parks and rec. The YMCA at Seton, The Block (HOA site — splash park, courts, rink), pathways, and regional parkland. Confirm what the HOA fee covers.

Shopping. Seton Gateway (Save-On-Foods), Cineplex, MEC, restaurants. This is the retail centre the lake communities use.

Hospital. South Health Campus is in Seton — 24-hour emergency, ICU, day surgery.

Getting around. BRT Route 302 from South Health Campus downtown, plus local buses. Deerfoot and Stoney are the road exits. Seton is the planned southern end of the Green Line; that section is not funded yet.

1. How does this Seton resale compare with a new build of the same type, and what warranty coverage is left?

2. Show me matching solds from the last six months — same type, close in size, same garage story, sold vs original list. That is the method.
