Hey Jason: How to Sell a House in Calgary?

Fair question. Selling a home in Calgary means more than putting a sign in the yard. Here is the checklist.
From June 1 to August 15, 2026, Calgary detached homes listed under $800,000 that did not cut price sold in about 21 days and got about 97.7% of list. Homes that had to cut took about 65 days and landed near 91.9%.

□ 1. Meet your REALTOR®
Set a timeline. Look at sold homes like yours. Talk through the marketing plan.
□ 2. Sign the listing papers
You will sign a few forms up front:
- Consumer Relationship Guide — how we work together
- FINTRAC — ID check (required by law)
- Grow-op form — your home was not used as a grow op
- Exclusive Seller Agreement — the listing contract
- Title initials — everyone on title signs
□ 3. Clean and declutter
Buyers need to picture themselves in the home.
- Clear counters, shelves, and closets
- Pack personal photos and clutter
- Clean carpets, kitchen, and bathrooms
- Skip heavy air fresheners
- Dirty is worse than dated
□ 4. Photos and measurements

Listing goes up. Sign goes in. Buyers and agents can find the home.

Stay tidy. Viewings can come up fast. Open houses need little extra work if the home is ready.
□ 8. Review offers
A buyer sends an Offer to Purchase. Common conditions:
- Home inspection
- Buyer financing
□ 9. Negotiate
Know what sold nearby. Respond to every offer — even low ones. Facts beat guesswork.

□ 10. Close and hand over keys
Conditions come off. About a week before possession, you sign at the lawyer. On possession day, funds clear and keys go to the buyer.
