What a good New Brighton realtor should know

1. Detached vs townhouse. Most of the sold file is those two. Do not price a townhouse off a detached sale, and do not borrow Copperfield or McKenzie Towne as if they were the same street.

2. The RA versus the community association. The Residents Association fee is mandatory and pays for the clubhouse, rink, and water park. The Community Association is a separate voluntary civic group. A good agent can tell those apart.

3. Phase and street. New Brighton built through the 2000s. A 2004 two-storey is not a later townhouse. Same type, close size, same garage story.

4. The commute at the hour you drive. Stoney Trail and 52 Street SE. BRT 302 from McKenzie Towne next door. Ask for the drive they actually do.

Living in New Brighton

Carma (now Brookfield) opened New Brighton sales in 2002, east of 52 Street SE and south of 130 Avenue SE, next to McKenzie Towne. About 12,885 people lived here at the 2021 census. The community is built out. The New Brighton Club — water park, rink, courts, hall — is the residents' association facility.

Schools. New Brighton School (CBE, K–5), Dr. Martha Cohen School (CBE, Grades 6–9), and St. Marguerite School (Calgary Catholic, K–6). Overflow designations happen. Check the finders.

Parks and rec. The New Brighton Club (RA): water park, hockey rink, tennis, hall. Pathways and playgrounds through the community. Confirm what the current RA fee covers.

Shopping. Nearby McKenzie Towne High Street and 130 Avenue SE boxes. Seton is a short drive for the hospital district retail.

Hospital. South Health Campus in Seton, a short drive, 24-hour emergency.

Getting around. Local buses. BRT Route 302 from the McKenzie Towne terminal next door. Stoney Trail and 52 Street SE are the road exits. No CTrain in New Brighton.
