In April and May 2026, three similar row homes in Mosaic Mirage in McKenzie Towne sold between $415,000 and $440,000 even though they were within 13 square feet of each other. The lowest sale spent 73 days on market while another sold in 22 days. The gap came from condition, presentation, timing, and buyer demand, not size alone.
I get this question a lot in McKenzie Towne, especially in Mosaic Mirage, where the row homes look almost identical from the street. A sold sign goes up, someone checks the price, and the texts start: "If our place is basically the same size, why did theirs sell for more?"
Fair question.
Three nearly identical row homes in the same complex sold for $415,000 to $440,000 within weeks of each other — proof that square footage alone does not set the price. When homes are this close in size, you can actually see what pushed one sale higher than the next.
If you've walked through Mosaic Mirage, you know most of these row homes feel the same on paper: similar layout, the same pocket of McKenzie Towne, and the same general buyer pool. That's exactly why it's a useful example.
Between March 25 and April 24, 2026, three very similar row homes in the complex accepted offers. Their possession dates ranged from April 7 to May 9.

Thirteen square feet separated the smallest from the largest. $25,000 separated the lowest sale from the highest, and 73 days on market versus 22 tells its own story — one home was priced and presented in a way buyers jumped on, while the other sat long enough that the seller likely gave something up to get it done.

Here's the simple answer: buyers don't buy square footage — they buy value.
If size alone decided the price, all three homes would have sold for nearly the same amount. Clearly, buyers were weighing condition, presentation, timing, and location within the complex — not just the number on the listing.
Condition is usually the big one. New flooring, an updated kitchen, renovated bathrooms, fresh paint, modern lighting, and newer appliances all add up. Two homes can measure almost the same and feel completely different when you walk through the front door, and buyers notice that in about thirty seconds.
Presentation matters too. A clean, well-prepped home with solid photos will get more clicks and more showings than a similar home that isn't ready for the market. More showings usually means more offers, and more offers usually means a better final number.
Even inside the same complex, location counts. End units, extra privacy, better light, a quieter spot, and easier parking are all small things that show up on showing day and affect what someone is willing to pay.
Timing is another one people overlook. List when buyers don't have much to choose from and you may do better than a neighbour who lists a few weeks later when more competing homes are online.
That's why one neighbour's sold price isn't a reliable answer for your home's value. The sold price tells you what happened; the details behind the sale tell you why it happened.
