You want a straight answer.

How long will my house sit on the market before it sells?

Fair question.

When I pulled MLS® sold data for Calgary through June 8, 2026, detached homes citywide had a median of 20 days on market. In the ten southeast communities I work in most, detached homes had a median of 21 days.

That is the middle sale. Half sold faster. Half took longer.

Your home type, your community, and your launch price all change the number. Here is what the sold data actually shows.

Days on market counts from your first MLS listing day to the day the deal goes firm. Not from offer to possession.

Median is the middle value. One slow sale at 200 days does not drag the median the way it would an average.

Southeast Calgary Detached — The Market I Watch Closest

If you own a detached home in McKenzie Towne, Cranston, Auburn Bay, Mahogany, Seton, McKenzie Lake, Douglasdale, Legacy, New Brighton, or Rangeview, this is your baseline.

Median sold price is the middle sale price. Not the average.

Median days on market is how long the typical detached sale took from list to firm in the first half of 2026.

Most southeast detached sellers who moved in the first month were done in about three weeks. If you are past 30 days with little activity, you are outside what most recent sellers experienced.

The First Two Weeks Still Matter Most

This table groups southeast detached sales by how long they took to sell.

Sales is how many homes landed in each time bucket.

Avg sold vs original list shows what sellers actually got compared to where they started. Homes that sold fast held near list. Homes that sat gave up more at the negotiating table.

Has It Gotten Slower?

2024 was fast for southeast detached sellers. 2025 slowed down. 2026 through early June sits between the two.

The 2026 row is only January through June 8. Full-year numbers will shift as more sales close.

Jason's Take

When someone asks how long it takes to sell in Calgary, I do not give them a national average from a blog post. I pull their community and home type from MLS sold data.

Right now, a well-priced southeast detached home should be moving in about three weeks. Townhomes and apartments take longer citywide. And if you are past 30 days with weak showings, the sold data says you are probably priced above what buyers proved they would pay.

About 34% of southeast detached sales in this period sold in 14 days or less. About 64% sold within 30 days. Fast sales usually mean the home was priced where buyers were already transacting.

Why is my house taking so long to sell in Calgary?

Usually price, condition, or both. Compare your list to recent sold comps in your community. If similar homes sold in under three weeks near list and you are past a month with thin showings, buyers are telling you the number is high.

Does home type change how long it takes to sell?

Yes. Jan–Jun 2026 Calgary medians: detached 20 days, semi-detached 26, row/townhouse 28, apartment 34. Southeast row/townhouse median was 32 days vs 21 for detached.
