The MLS® sold file I can show from 2021 onward has 1 Mahogany file with my name on it: 1 as listing agent. I will not round that up. I live in McKenzie Towne and work this side of the city. If someone quotes hundreds of homes with no community and no date, ask which board and which years. Then ask for Mahogany.

What a good Mahogany realtor should know

1. Lake versus interior. Lakefront, lake-view, and inland streets do not price as one pool. If an agent cannot say which of those your house is, keep walking.

2. The HOA fee. Mahogany’s annual fee is tied to the lake and beach club. Confirm the current amount on the property. It is not a condo fee.

3. Phase and product. Hopewell is still building. A 2009 laned detached is not a 2024 townhouse. Same type, close size, same garage story before a sold is a sold.

4. The commute at the hour you drive. Stoney Trail, 52 Street SE, and Deerfoot Trail. Buses, no CTrain. Ask for the drive they actually do.

Living in Mahogany

Hopewell opened Mahogany around a private lake in 2008. About 13,860 people lived here at the 2021 census. The community is still growing. Inventory is a mix of resale and new: lakefront, laned, front-garage, semis, townhouses, and condos, plus Westman Village next to the lake.

Schools. Mahogany School (CBE, K–5) and Divine Mercy School (Calgary Catholic, K–6). Mahogany School has been at capacity — some addresses overflow. Check the CBE and CCSD finders for the specific house.

Parks and rec. The residents' lake and beaches, the beach club, pathways, and winter ice. Confirm what the HOA fee covers for that address.

Shopping. Mahogany Plaza (Sobeys), Westman Village shops and restaurants, and Seton next door — Cineplex, YMCA, more retail.

Hospital. South Health Campus in Seton, a short drive, 24-hour emergency.

Getting around. Buses only. No CTrain in Mahogany. Stoney Trail and 52 Street SE are the road exits. A future Green Line stop is planned toward Seton; it is not funded yet.
